Is 12,000 BTU the Right Size?

One ton is the most popular single-zone size because it fits so many common rooms. As a general guideline, a 12,000 BTU HX system is well matched to spaces of roughly 450 to 550 square feet, delivering 12,200 BTU/h of heating at 47°F for balanced year-round performance.

The same capacity can feel different depending on ceiling height, window area, and how the room is used, so use square footage as a first estimate rather than a firm rule. A well-sealed bedroom and a drafty basement of equal size will not carry the same load.
