Mini Split Multi 2 Zone Mitsubishi 20 SEER2 Heat Pump R-454B Condenser, MXZ2D20NL
The MXZ-2D20NL is Mitsubishi's two-zone multi condenser on low-GWP R-454B refrigerant, pairing 20 SEER2 and 13 EER2 with a 10 HSPF2 heating rating. Rated 18,000 BTU/h cooling at 95°F, it reaches a maximum cooling output of 20,000 BTU/h and a maximum heating output of 25,700 BTU/h at 47°F, with maximum total connected indoor capacity of 24,000 BTU/h. Now you can mix formats across the two zones: choose MSZ-GX wall-mount heads, which include a wireless remote controller as standard, or SLZ-AF four-way ceiling cassettes that drop into a 24" x 24" ceiling grid with their SLP-18FAU grille included. The system is kumo cloud Wi-Fi ready. This listing is the condenser — select your two indoor units below.
Sizing a Two-Zone Mitsubishi System
Two numbers on the submittal govern selection rather than one: the condenser's rated capacity and the maximum total connected indoor capacity. This unit accepts between 12,000 and 24,000 BTU/h of combined indoor capacity across exactly two units. Because two rooms almost never peak at the same moment, that allowance lets the compressor direct output where it is needed instead of forcing you to size for the arithmetic sum of both rooms.
Calculate each room on its own merits — insulation levels, glazing area and orientation, ceiling height, air infiltration, occupancy, and heat from electronics — then confirm the pair against the connected-capacity limits and the indoor/outdoor compatibility table in the MXZ multi technical specifications. Piping on this model allows 164 feet total across both zones with 82 feet to the furthest unit, and the height difference limits are asymmetric: 32 feet with the outdoor unit above, 49 feet with it below.
Ideal for: A bedroom plus living area, two upstairs bedrooms, a primary suite and home office, condo and apartment retrofits, and finished spaces with a dropped ceiling where a flush cassette is preferable to a wall-mounted head.
Need more capacity or zones? Step up to the 3 Zone Mitsubishi MXZ3D24NL condenser, which adds a third zone, 28,000 BTU/h of connected capacity, and the larger 15K and 18K cassette sizes.
Recommended applications are general guidelines only. Actual system requirements depend on insulation, glazing, ceiling height, ambient conditions, occupancy, and internal heat gain in each zone. Always verify indoor unit selection against the connected-capacity limits on the submittal and the compatibility table in the technical specifications. AHRI certification 216498925 applies to this condenser. Total piping length is 164 feet with 82 feet maximum to the furthest indoor unit. The cabinet measures 33-1/16 x 13 x 27-15/16 in. at 119 lb — the most compact condenser in this Mitsubishi multi range — with sound pressure of 51 dB(A) in cooling and 55 dB(A) in heating. Cooling operates to a 14°F intake and heating to a 6°F intake, with thermal lock-out at -4°F and restart at 5°F. The efficiency figures above are the submittal's non-ducted ratings; separate mixed and ducted columns are published on the sheet.

Specifications & Manuals
Three documents matter most before ordering. The submittal sheet publishes the connected-capacity limits and performance broken out by configuration; the MXZ Multi Technical Specifications carries the Indoor / Outdoor Unit Compatibility Table showing which indoor models may be connected; and the SLZ Technical Specifications covers cassette dimensions, ceiling opening requirements, and controller options. Review the SLZ documents before committing to a cassette, since ceiling depth and access drive feasibility. Installation materials are on our mini split copper and accessories page.
Frequently Asked Questions
Can I use a wall-mount head in one room and a ceiling cassette in the other?
Yes — that is the point of offering both. Each of the two zones is selected independently, so a bedroom can take an MSZ-GX wall-mount head while a living area with a dropped ceiling takes an SLZ-AF cassette. Both formats are covered by the compatibility table in the technical specifications.
Does the ceiling cassette come with a remote control?
No — and this is an important difference. The MSZ-GX wall-mount heads include a wireless remote controller as standard, but the SLZ-AF cassette's controllers are all listed as optional on Mitsubishi's submittal. A cassette zone needs a controller selected separately: a handheld wireless kit, a wall-mounted wired controller, or an MHK2 thermostat. Contact us and we will make sure the right one is on your order.
What ceiling opening does the SLZ cassette need?
The cassette body measures roughly 22-7/16 inches square and the SLP-18FAU grille finishes flush in a standard 24" x 24" drop ceiling grid. Above the ceiling you need clearance for the unit depth plus service access. Confirm the exact opening and plenum depth against the SLZ Installation Instructions before cutting.
Does a cassette need a condensate pump?
It has one built in. The SLZ-AF includes an integral drain-up pump that lifts condensate up to 33 inches, which is what makes above-ceiling installation practical where gravity drainage is not available. Route the drain per the installation instructions and keep the lift within that limit.
What is R-454B and why has Mitsubishi moved to it?
R-454B is a lower global warming potential refrigerant replacing R-410A under federal HFC phasedown rules. It is classified A2L — mildly flammable — so installation and service require A2L-rated tools, leak detection, and adherence to the installation instructions. Performance is comparable to R-410A at similar or better efficiency.
Is Wi-Fi included with this system?
Not built in. Wi-Fi is added through Mitsubishi's kumo cloud wireless interface, installed in the indoor unit, which enables app-based control, scheduling, and status monitoring. It is selected per indoor unit, so budget one for each zone you want app-controlled. The included MSZ-GX remote operates that head fully without it.
